Replacing old Broan Bathroom Fan
Have a decades-old Broan bathroom fan in my apartment. It does a good job of making noise but not such a good job of removing humidity.
Is replacing the fan with a newer model as simple as using a Broan replacement kit and changing out the fan assembly?

Yes, it's that simple. Just make sure the new fan is the same size and has the same features (e.g. don't add a heater if your current fan doesn't have one).
For an apartment you don't own, the base model (if it fits) is probably perfectly adequate. You can try to get the landlord to pay for the part, but it's probably worth it anyway for mold prevention.

I have an old brown fan too, it its noisy. I removed the removable inner part and simply cleaned the blades of the fan which had clumped up years of dust and hair etc. and it purred like a kitten after. Try that first.

As it turned out, your answer was the best.
I ordered a new motor from Amazon, in the meantime I took the existing motor/fan apart and cleaned everything thoroughly. It began working properly.
When the new motor/fan arrived, I put it in and it's actually noisier than the older 40-year-old fan. I put the old fan back and I'll save the new motor in case the fan ever does crap out.

I you mean buy a new Broan and swap the guts things won't line up. (I tried it.)
Get the model number off it and get replacement motor and fan. Amazon will have them.

I like buying entire new units and swapping the guts. Works well enough, sometimes an issue that is easily fix with a self tapping machine screw pops up.

How simple it is depends on what is behind that wall. You can't just pop a new fan in there. You need to hook the exhaust up to a hose and exhaust it out. That may not be too easy if you don't have access from behind that wall. Unless that is just an exterior wall and it exhausts out the back.
